U.S. Government United States Department of Agriculture (USDA) seeks to lease the following space: City, State: New Albany, MS County: Union County Delineated Area: City Limits of New Albany, MS Maximum Useable Sq. Ft. (ABOA): 3,987 ABOA Rentable Square Feet (RSF): Not to Exceed 4,585 RSF (originally 3,987 RSF ) Space Type: Office and Related Space Parking Spaces (Total Surface): Thirty (30) spaces under rent Full Term: 10-Years (120-Months) Termination Rights: 120-days' in whole or in part Additional Requirements: • Proposed building, including parking area(s) shall not be in a 100-year flood plain. • Proposed building, including parking area(s) shall not be located within 30-feet from a FEMA designated 100-year flood plain. • Space shall be continuous on one floor; space above the first floor shall have two (2) elevators. First floor preferred, space must be contiguous. • The space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABASS). • Pull through parking for cattle trailers and other large vehicles required. • Leased construction may be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
