AD AMENDMENT 2/26/2020: This Ad is hereby amended to correct the Rentable SF requirement of 3,987 to 4,585 NTE RSF, and change the Lease Contracting Officer from Ginger Rider to Caitlin Cunningham. U.S. Government United States Department of Agriculture (USDA) seeks to lease the following space: City, State: New Albany, MS County: Union County Delineated Area: City Limits of New Albany, MS Maximum Useable Sq. Ft. (ABOA): 3,987 ABOA Rentable Square Feet (RSF): Not to Exceed 4,585 RSF (originally 3,987 RSF ) Space Type: Office and Related Space Parking Spaces (Total Surface): Thirty (30) spaces under rent Full Term: 10-Years (120-Months) Termination Rights: 120-days' in whole or in part Additional Requirements: • Proposed building, including parking area(s) shall not be in a 100-year flood plain. • Proposed building, including parking area(s) shall not be located within 30-feet from a FEMA designated 100-year flood plain. • Space shall be continuous on one floor; space above the first floor shall have two (2) elevators. First floor preferred, space must be contiguous. • The space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABASS). • Pull through parking for cattle trailers and other large vehicles required. • Leased construction may be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. A Market Survey will be conducted to determine the potential of all interested locations, then followed by the issuance of a Request for Lease Proposal (RLP) package for the Offerors to then respond with all other pertinent information regarding their space.
