The United States Department of Agriculture (USDA) seeks to lease the following space: State: Tennessee City / County Smithville / DeKalb County Delineated Area: North: city limits of Smithville East: city limits of Smithville South: city limits of Smithville West: city limits of Smithville Minimum Sq. Ft. (ABOA): 2,921 Maximum Sq. Ft. (RSF): 3,359 Space Type: Office Parking Spaces (Total): The greater of local code or 20 spaces Parking Spaces (Surface): The greater of local code or 18 spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 spaces Full Term: Ten (10) years Firm Term: Three (3) years firm with 120-day termination rights after firm term. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: N/A Additional Requirements: • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. • Contiguous, first floor, space preferred. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Pull through parking is required to accommodate larger vehicles. • Reference project number: USDA-FPAC-TN-20-004 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The offered space and facility, and neighboring properties, must comply with the Government’s intended use. The U.S. Government currently occupies office and related space in Smithville, TN, under a lease that will be expiring and intends to negotiate a succeeding lease to stay in this location.? However, the Government will consider alternative space if economically advantageous.? In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
