The United States Department of Agriculture (USDA) seeks to lease the following space: State: MN City / County Rochester / Olmstead County Delineated Area: North: 65th St NW/55th St NW East: Hwy 63/City Rd 22/City Rd 7 SE South: City Rd 101/Hwy 63/City Rd 147/City Rd 25 SW West: City Rd 104/60 Ave SW Minimum Sq. Ft. (ABOA): 5,328 Maximum Sq. Ft. (RSF): 6,500 Space Type: Office Parking Spaces (Total): The greater of local code or 36 spaces Parking Spaces (Surface): The greater of local code or 31 spaces Parking Spaces (Structured): Parking Spaces (Reserved): 5 spaces Full Term: Ten (10) years Firm Term: Three (3) years with 120 day termination at any time. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: N/A Additional Requirements: • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. • Contiguous, above ground, space preferred. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Pull through parking is required to accommodate larger vehicles. • Reference project number: RD04346 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
