Please be aware that this is an amendment to the original advertisement, of an ongoing procurement. Any parties who previously expressed interest in response to the original advertisement, do not need to submit any additional information. The United States Department of Agriculture (USDA) seeks to lease the following space: State: Arkansas City / County: Wynne / Cross County Delineated Area: North: Wynne city limits East: Wynne city limits South: Wynne city limits West: Wynne city limits Minimum Sq. Ft. (ABOA): 4,400 Maximum Sq. Ft. (ABOA): 4,700 Maximum Sq. Ft. (RSF): 5,495 Space Type: Office Parking Spaces (Total): The greater of local code or 37 spaces Parking Spaces (Surface): The greater of local code or 30 spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 7 spaces Full Term: Ten (10) years Firm Term: Three (3) years firm with 120-day termination rights after firm term. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: N/A Additional Requirements: • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. • Contiguous, first floor, space preferred. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Pull through parking is required to accommodate larger vehicles. • Reference project number: FPAC-7103-19-19 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
