The United States Department of Agriculture (USDA) seeks to lease the following space: State: UT City / County Tooele / Tooele County Delineated Area: North: Heading North along W 1000 North to 400 W to W 2000 N to Highway 36 to 2400 North East: Heading East along Droughbay to Middle Canyon South: Heading South along B Avenue to Emerald Road to W Utah Avenue to 1100 W to 700 S to S 900 W to 10070 W to 1200 S to South Main Street to 700 S, Skyline Drive West: Industrial Loop Drive Minimum Sq. Ft. (ABOA): 3,260 Maximum Sq. Ft. (RSF): 4,117 Space Type: Office Parking Spaces (Total): The greater of local code or 19 spaces Parking Spaces (Surface): The greater of local code or 15 spaces Parking Spaces (Structured): Parking Spaces (Reserved): 4 spaces Full Term: Twenty (20) years Firm Term: Three (3) years firm with 120 day termination at any time. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: N/A Additional Requirements: • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. • Expressions of Interest must also include the offered Rentable square feet (RSF) and ANSI/BOMA office area/usable square feet (USF) and the rental rate per RSF and USF, full service inclusive of a Tenant Improvement Allowance of $75.00/USF, meeting USDA’s standard office building shell requirements. The Tenant Improvement Allowance for existing locations is $8.25/USF. • Contiguous, above ground, space preferred. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Reference project number: DUT04327-001 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
