The United States Department of Agriculture (USDA) seeks to lease the following space: State: IL City / County Effingham / Effingham County Delineated Area: North: Heading North along I-57/70 to the intersection of I-57/70 and North 1600th Street/1600 East Ave. East: Beginning at the intersection of I-57/70 and North 1600th Street/East 1600th Street, heading South to the intersection of North 1600th Street/East 1600th Ave and Highway 1300/33. South: Beginning at the intersection of North 1600th Street/East 1600th Ave and Highway 1300/33, heading West to South Banker Street, then heading South to the intersection of South Banker Street and County Road 1200 N and then heading West to the intersection of County Road 1200 N. and I-57/70. West: Beginning at the intersection of County Road 1200 N and I-57/70 and heading North along I-57/70, before again coming to the intersection of I-57/70 and North 1600th Street/East 1600th Ave. Minimum Sq. Ft. (ABOA): 6,688 up to a maximum of 7,024 ABOA Maximum Sq. Ft. (RSF): 8,078 Space Type: Office Parking Spaces (Total): The greater of local code or 58 spaces Parking Spaces (Surface): The greater of local code or 52 spaces Parking Spaces (Structured): Parking Spaces (Reserved): 6 spaces Full Term: Ten (10) years Firm Term: Three (3) years firm with 120-day termination rights after firm term. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: N/A Additional Requirements: • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. • Contiguous, first floor, space preferred. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Pull through parking is required to accommodate larger vehicles. • Reference project number: DIL04549-001 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
