(ABOA): 4,604 ABOA SF Space Type: Approximately 2,000 ABOA SF Office; Approximately 2,200 ABOA SF Warehouse/Light Industrial Parking Spaces (Total): 19; Nine (9) within gated wareyard (see Unique Requirements below) Parking Spaces (Surface): 10 non-reserved Full Term: 10 years Firm Term: Five (5) years Option Term: Two (2) - Five (5) years each Unique Requirements: Ground floor space is required Approximately 2,500 ABOA SF of outdoor, paved wareyard space for storage of vehicles, boats and equipment. Wareyard shall be reserved for the exclusive use of the Government and secured with 8 ft high chain link fence and automatic 10 ft wide gate. Adequate floor load to support six (6) safes each weighing up to 1,000 lbs. and measuring approximately 1 ABOA SF each. The six (6) safes will be dispersed in separate locations throughout the offered space. Warehouse ceiling requires a minimum height of 11’ 2” and a minimum live floor load capacity of 100 lbs./SF Warehouse requires two (2) manual overhead doors with minimal dimensions: 12’ H x 10’2” W; 9’6” H x 12’ W Expressions of interest should include building name and address; 1/8-inch scale drawing of space offered; available ABOA square feet offered and rental rate per ABOA square foot; Common Area Factor(s) for available space by floor, if applicable; Owner's name and address; and written statement from owner that the representative has legal authority to provide information on the property.
