General Services Administration (GSA) seeks to lease the following space: City, State: Milwaukee, WI Delineated Area: North: Milwaukee County Line (County Line Road) East: Lake Michigan South: West Grange Avenue, east to Route 100 (South 108th Street/Lovers Lane Road/West Ryan Avenue) West: Route 175 (Appleton Avenue), south to Pilgrim Road/South Moorland Road Minimum Sq. Ft. (ABOA): 18,947 Maximum Sq. Ft. (ABOA): 19,894 Space Type: Office and Related Space Parking Spaces (Total): 5 reserved spaces are required for government owned vehicles, with an additional 104 unreserved parking spaces commercially available onsite or within a safe ¼ mile walking distance from the offered building. Full Term: 15 years Firm Term: 10 years Additional Requirements: Space which shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Offered space must be contiguous on one floor or vertically contiguous on two floors and shall provide configuration of space that will allow for an efficient layout of space for public access, offices, workstations and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.). The successful Lessor, at the Lessor’s cost and expense, shall obtain LEED Certification for Commercial Interiors (LEED-CI) for existing buildings or Green Globes SI. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. 5 parking spaces must be available and reserved on-site for government vehicles. 104 parking spaces shall be provided for personally owned vehicles on-site, or commercially available within ¼ mile safe walking distance of the offered facility. These spaces, if on site, shall be part of the unassigned general parking for the building, and not secured. A commuter rail, light rail, or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a safe walkable 1/2 mile, as determined by the LCO. Alternatively, two or more public bus lines usable by tenant occupants and their customers shall be located within the immediate vicinity of the building, but generally not exceeding a safe walkable ¼ mile, as determined by the LCO. Bus stops to occur on a regular, frequent basis (schedule required to be provided. It must show location and frequency of bus stops). The public entrance to the building must be located more than 300 walkable linear feet from schools (K-12). The proposed Tenant will have a high volume of visitors (up to approximately 250 per day). Space will not be considered where any living quarters are located within the building. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Expressions of Interest must be received in writing no later than April 9, 2021 by 4:00 PM CST, and should include the following information at a minimum: • Building name/address and the location of available space within the building; • Rentable Square Feet (RSF) offered and full service rental rate per RSF? • ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); • One-eighth inch scale drawing of space offered; • Date of space availability; • Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); • Map showing building’s proximity to public transportation options (commuter rail, light rail, or subway station bus stop locations), and nearby public parking options; • A public transportation/bus schedule indicating frequency of stops; • Sustainability, energy efficiency and renewable energy features existing within the building; • Building ownership information; • Name, address, telephone number, and email address of authorized contact; Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
