U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Various Delineated Area: Northern Virginia Minimum Sq. Ft. (ABOA): 32,405 Minimum Sq. Ft. (RSF): 33,044 Space Type: Flex space Parking Spaces (Total): 36 Surface Spaces for official Government vehicles Full Term: 15 years Firm Term: 10 years Cancellation Rights: 120 days’ notice Additional Requirements: -The offered space must be contiguous. -Subleases are not acceptable -The offered building must have the ability to accommodate Interagency Security Committee Level 3 Security Requirements. -Minimum ceiling height of 20’ for warehouse/lab space (70%) and office with minimum ceiling height of 8’ (30%) -Minimum column spacing of 20’ -Minimum 16’x10’ garage door/loading dock Offered space must meet Federal Government, State, and Local jurisdiction requirements including, but not limited to, fire safety, security, accessibility, seismic, energy and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Offerors shall be responsible for providing a standard GSA warm lit shell. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of Interest should include the following: 1) Building name & address; 2) Contact information and e-mail address of Lessor’s Representative; 3) ABOA and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell, or built-out, and if so for whom); 4) Asking rental rate per ABOA and rentable square foot, and inclusive of a standard GSA warm lit shell, a tenant improvement allowance (TIA) of $25.00/ABOA SF and a Building Specific Amortized Capital (BSAC) of $25.00/ABOA SF; 5) A description of additional tenant concessions offered, if any; 6) Date building will be ready for commencement of tenant improvements; and 7) Evidence that the offered space will meet the other specific requirements identified herein.
