Space cannot be collocated with: Federal, state, or local agencies whose primary clientele are involved in or have ties to unlawful elements. Space cannot be located within 1,000 walkable feet of: Private firms whose primary clientele are involved in or have ties to unlawful elements. Agencies providing probation/ or parole services. Agencies providing rehabilitation programs, welfare type programs. Halfway Houses The Government’s entrances and exits cannot be located within 1,000 walkable feet of: Daycare center Drug-free zone Park School Hotel or motel Medical professionals of any type Places of worship Print media offices Radio Stations Residential housing Shopping Centers Stadiums or arenas TV Stations Areas where drug activities are prevalent. Space must be located on the second story, or higher. First floor space will only be acceptable under the following circumstances: Neighboring tenants in the building are not retail, TV Stations, Radio Stations, or Print Media offices. On-site required secured parking is included. 20 foot setback from building to all sidewalks, access streets, parking lots, and adjoining streets. A fence meeting the Government’s specifications is included at the ownership’s expense. Blast film is provided at the ownership’s expense if the Government determines blast film is required. Neighboring tenants shall not cater to heavy public use or heavy foot/vehicle traffic. The Government shall have the right to mount an antenna on the building’s roof. The Government shall have the right to relocate exterior penetrations for security concerns. The Government must have 24/7/365 access. The building’s minimum point of entry or demarcation point shall not be located within the Government’s space. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease, to include all utilities and janitorial is required. Offered space shall not be in the 100- year or 500-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than January 10, 2020 by 4:30 PM Eastern Time, and should include the following information at a minimum: Building name and address? Rentable Square Feet (RSF) offered and full-service rental rate per RSF; ANSI/BOMA office area (ABOA) square feet offered full-service rental rate per ABOA SF; Floor plans (AutoCAD) identifying offered space? Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
