The U.S. General Services Administration (GSA) is seeking expressions of interest for office and related space consisting of approximately 15,118 ANSI/BOMA Office Area Square Feet (ABOASF) and approximately 11,581 ABOASF plus inside parking for 24 vehicles and boat storage. Also required is a gated/fenced secure parking area for 52 vehicles and unsecure parking for 8 vehicles. The proposed lease term is for five (5) years with the Government having cancellation rights after two years upon 120 days written notice. Buildings offered for consideration must be within the Tonawanda area with close proximity to the waterway and have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to fire safety, accessibility, and sustainability standards per the terms of the lease. A full service lease is required. Offered space shall not be in the 100 year flood plain. Due to project timeliness new construction is not being considered. The U.S. Government currently occupies office and related space in a building under lease in Tonawanda, New York that will be expiring. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to exercise a lease renewal and remain at its current location. In making this determination, the Government will consider, among other things, the availability and timing of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
