U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Nevada City: Las Vegas Delineated Area: North: Spring Mountain – Sands Ave. – Twain Ave. South: Serene Ave. – Paseo Verde Parkway East: Jones Boulevard West: Green Valley Parkway – Sandhill Road Minimum Sq. Ft. (ABOA): 27,724 Maximum Sq. Ft. (ABOA): 29,590 Space Type: Office Parking Spaces (Total): 45 Parking Spaces (Surface): 28 Parking Spaces (Structured/Covered): 17 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 10 Option Term: Two (2), five (5) year options Additional Requirements: Proposed space should not be located in windowed space that is adjacent to outside fire escapes, ledges, or mezzanines. Proposed space shall be contiguous space except for the ground floor space that may be non-contiguous from the upper floor space. Approximately 3,700; 8,200; OR 13,000 ABOA SF should be located on the ground level and the remaining space should NOT be located on the top or ground levels of any building. Proposed space should be placed and glazed such that personnel cannot be seen from uncontrolled public areas. Preferably these offices should face courtyards, interior spaces, or controlled areas. Proposed space should not be collocated in buildings that handle, store, or ship Hazardous Materials (HAZMAT). Proposed space shall not be collocated in any facility where non-TSA personnel require daily access or emergency egress through TSA space. Proposed space shall not be located in an area of high crime, as determined by the Government. Proposed space must provide an area for pet relief. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR)). Expressions of interest must include the following information: Building/site name and address and location of the available space within the building/site; Rentable square feet available and expected rental rate per rentable square foot (for each space type: Office and Warehouse), showing the rent broken into Shell rent and Operating expense rent; ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy efficiency and renewable energy features existing within the building and if it is Energy Star rated; List of building services provided; One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout; Name, address, telephone number, and email address of authorized contact; In cases where an agent is representing multiple ownership entities, written acknowledgement; Your letter must include the Solicitation # listed in this advertisement and be emailed or mailed to the Primary point of Contact; Interested respondents may include building owners and representatives with the exclusive right to represent building owners.
