General Services Administration (GSA) seeks to lease the following space: State: Missouri City: St. Louis (region) Delineated Area: North: Highway 100 East: Highway 61, Highway 50 South: Highway 30 West: Highway 141 Minimum Sq. Ft. (ABOA): 6,847 Maximum Sq. Ft. (ABOA): 7,189 Space Type: Warehouse Parking Spaces (Total): 3 Parking Spaces (Surface): 3 Full Term: 240 months Firm Term: 180 months Additional Requirements: -1000 foot minimum setback from residential areas -50 feet minimum setback from active railway lines -May not have other tenants above or below offered space -Single floor structure preferred, tenant agency must occupy first and second floors if offered space is a multiple floor structure -Secured onsite parking -25 foot minimum column spacing -2 (minimum) 14 foot high by 12 foot wide electrically operated coiling overhead garage bay doors or ability of building to accommodate 14’high x 12’ wide garage bay doors -additional dock entry door is desirable -15 foot high minimum clearance in workshop areas -Six inch slab in workshop area, slab on grade access or drive-in ramp access -Offered building must be fully covered by fire sprinklers -Proposed site must not be 1,000 feet of churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformer farms, night clubs, or bars -Proposed site shall be within 5 miles to police and fire/medical response facilities that can allow for response within approximately 10 minutes Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
