General Services Administration (GSA) seeks to lease the following flex space: A minimum of 20,258 usable square feet (approximately 13,962 warehouse/6,296 office) up to a maximum of 21,271 of office/warehouse and related space. Term being sought is 17 years, 15 firm. Space must have 14’ clear roll up door. 30% of required square footage is for warehouse with 16’ clear ceiling height The property must be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformers farms, night clubs, and bars. Offered space must meet Gov’t requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100] year flood plain. Space must be located within the following delineated area: North – Interstate 94 South – Eureka Road East – Middlebelt Road West – Interstate 275 In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems.
