General Services Administration (GSA) seeks to lease the following space: State: MA City: Amesbury Delineated Area: Southern Boundary: Merrimack River Eastern Boundary: Route 1 Western Boundary: Route 150/Hillside Avenue/Sparhawk St/Market Street Northern Boundary: Massachusetts State line Minimum Sq. Ft. (ABOA): 2,510 Maximum Sq. Ft. (ABOA): 2,636 Space Type: Office Parking Spaces (Total): 19 Parking Spaces (Reserved): 6 Full Term: 10 years Firm Term: 5 years Additional Requirements: Space must be located in a modern office building of sound and substantial construction. Space shall be contiguous on one floor, adaptable to efficient layout and workflow. If space is not located on ground floor, Government requires one (1) freight elevator or one (1) elevator of a minimum size of approximately 6'4" (width) X 5'3" (depth). If space is located on ground level, installation of double doors or access to suite immediately adjacent to parking spaces for bringing in packages/supplies or similar arrangement is acceptable. Government shall have 24/7 access to a loading dock/ground floor entry for unloading supplies and equipment. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than September 29, 2021 by 5:00 PM Eastern Time, and should include the following information at a minimum: • Building name and address? • Location of space in the building and date of availability? • Rentable Square Feet (RSF) offered and full service rental rate per RSF? • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? • Floor plans (as-built) identifying offered space? • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. In order to respond to the Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM). This registration is not required to respond to this advertisement, but it will be required prior to the initial RLP due date which will be established at a later date. It is strongly recommended that potential offerors register and/or verify/renew their registration at SAM.gov as soon as possible.
