The Government currently resides at 1 Montvale Ave., Stoneham, MA and is looking to remain in place. Expressions of Interest are requested to establish a range for negotiation objectives. -Delineated Area is the city limit of Stoneham, MA. -Space must have a minimum of 28,374 sq. ft. ABOA and a maximum of 33,398 sq. ft. ABOA. -Space must be a Class A office space. -Space must be provide 121 parking spaces total. 84 surface parking spaces and 37 structured parking spaces. -Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. -A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three blocks and other employee services such as retail shops, cleaners, banks, etc. should be located within three blocks. -Space must be located in an office, research, technology, or business park that is modern in design with a campus-like atmosphere, or on an attractively landscaped containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development well-maintained and in consonance with a professional image. -Space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. -A fully serviced lease is required. -Space shall not be in the 100 year flood plain.
