General Services Administration (GSA) seeks to lease the following space: State: Florida City: Jacksonville Delineated Area: A portion of Duval County, FL bounded as follows: North: Butler Road; South: I-295; East: Atlantic Ocean; West: I-95 Minimum Sq. Ft. (ABOA): 8,234 Maximum Sq. Ft. (ABOA): 8,234 Space Type: Office Parking Spaces (Total): 47 Parking Spaces (Surface): 47 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 47 Full Term: 24 months Firm Term: 0 months Option Term: N/A Additional Requirements: *Parking spaces will need to have security fencing and electrical gates. *Space will be occupied by a Federal Investigative Agency and a Law Enforcement Agency. *Some employees will be wearing uniforms and carrying guns on the premises. *Space may be subdivided into two blocks of approximately 1,483 and 6,751 ABOA SF; however, the space within each block must be located on one floor and be contiguous. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be located in a 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Jacksonville, FL that will be expiring. The Government is considering alternative space if economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
