General Services Administration (GSA) seeks to lease the following space: State: Florida City: Ocala Delineated Area: North: NW 35th Street East: NE 36th Avenue to SE 36th Avenue South: SE 17th Street to SW College Road West: SW 27th Avenue Office Minimum Sq. Ft. (ABOA): 15,974 ABOASF Office Maximum Sq. Ft. (ABOA): 18,918 ABOASF Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: none Additional Requirements: Offered space must be contiguous and on one floor. Location Requirements: Space considered inefficient by the government will not be acceptable. Space should have no history of prior heavy industrial use such as large dry cleaning operations, gas stations, and industrial facilities. The space should not be located immediately adjacent to railroad tracks. The space shall not be located in areas zoned for industrial or warehouse use. Buildings located near bars, nightclubs, and liquor stores will not be considered. Locations near dry cleaners, beauty salons, bingo parlors or other business that produce large fluctuations in traffic or smells detectable within the office space will not be considered Parking: The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 200 RSF of Government-demised area. Space should not be located in a flood plain. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced.
