GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: NW 25th St, West: Ronald Reagan Turnpike (821), South: NW 12th St, East: NW 107th Ave Minimum Sq. Ft. (ABOA): 4,838 Maximum Sq. Ft. (ABOA): 4,838 Space Type: Office Parking Spaces (Total): 5 Parking Spaces (Surface): 5 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: Five (5) years Firm Term: Three (3) years Option Term: N/A Additional Requirements: Additional requirements apply and will be addressed in RLP/Lease • Space must be a walkable 1/4 mile to a public transit stop. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. • The parking-to-square-foot ratio available on site shall at least meet current local code requirements. • Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. - When on site parking are not available, vehicle parking facilities MUST be available at reasonable commercial rates for employees within a two block radius of the space. • Offered space must meet Government requirements for fire safety, and accessibility standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. • The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. • A fully serviced lease is required.
