The U.S. Government currently occupies 5,988 USF/6,908 RSF of office and related use space located at Maitland Green II, 2290 Lucien Way, Maitland, FL 32751-7002 under lease number GS-04B-LFL47873, The current lease expires April 13, 2019. The General Services Administration (GSA) plans to negotiate an extension to the lease at this location based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors are supported, including relocation and uplifting costs. All service, supplies, utilities, and required tenant alterations are to be included as part of the rental consideration. If anyone has a location they would like to have considered, Please review and follow the below instructions State: Florida City: Maitland Minimum Sq. Ft. (ABOA): 5,988 Space Type: Office Parking Spaces (Total): 6 Full Term: 2 Years Firm Term: 3 Months Additional Requirements: · Offered space must be located on the second floor or higher. · The space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. · Offered space shall not be located in the 100 year flood plain. · Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. · Space must comply with all applicable building codes and accessibility standards as defined in the Americans With Disabilities Act (ADA), the Architectural Barriers Act Accessibility Standard (ABAAS), and the Uniform Federal Accessibility Standards (UFAS). The primary entrance must be accessible for all persons with special needs, including wheel-chair access. · A fully serviced lease is required. The U.S. Government currently occupies office and related space in a building under a lease in Maitland Florida that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Delineated Area: Submitted Properties must be located within the delineated area, which is bounded by the following roads (properties fronting any of the below roads are considered to be within the delineated area). North: Gateway Drive to Maitland Center Pkwy East: Lake Destiny Road South: Kennedy Blvd West: Forest City Road A map of the delineated area is provided for further clarification of the Delineated Area: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information at a minimum: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building.
