This Sources Sought Notice is for informational and planning purposes only and will assist the Government in planning its acquisition strategy. This Notice is NOT a Request for Proposal, does not constitute a Solicitation, and shall not be construed as a commitment by the Government. Responses in any form are not offers and the Government is under no obligation to award a contract as a result of this Sources Sought Notice. The Government is seeking expressions of interest from sources of office and related space for up to 587,000 rentable square feet of space, which shall yield a minimum of 488,431 ANSI/BOMA Office Area (“ABOA”) square feet of office and related space in one or two adjacent buildings that are controlled by the same ownership. Space must meet Government standards and requirements for leased space, including but not limited to fire safety, accessibility, seismic, and sustainability standards. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of interest must include the following: Building name and address, and floor plan that depicts location of space in the building; Contact information and e-mail address of Lessor’s Representative; ABOA SF and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell, or built-out, and if so for whom); Asking fully serviced rental rate per ABOA SF and per RSF, inclusive of a standard GSA warm lit shell, a tenant improvement allowance of $63.87 per ABOA SF, and a Building Specific Amortized Capital (BSAC) allowance of $35 per ABOA SF; Description of additional tenant concessions, if any; Number of parking spaces available on the premise; Floor plans of offered space, including a description of finished ceiling heights, column spacing, and other relevant base building attributes; Date by which space can be available for commencement of tenant improvements; Evidence that the offered space can be delivered with tenant improvements completed no later than January 2027 (including satisfactory evidence of zoning, development density, site and project planning approval status, and site infrastructure); and Evidence that the offered space will meet the other specific requirements identified herein.
