State: Colorado City: Lakewood Delineated Area: The Government requests Space within the city limits of Lakewood, Colorado and within an area bounded as follows: North: Colorado Mills Parkway to Cole Boulevard to W. Colfax Colfax Avenue; South: W. Jewell Avenue/ W. Alameda Parkway; East: Sheridan Boulevard; West: Interstate Highway 70 (I-70) / Colorado Highway 470 (CO-470). Minimum Sq. Ft. (ABOA): 10,000 Space Type: Office Parking Spaces (Total): 22 GOV Parking Spaces (Reserved): 22 GOV Full Term: 20 years Firm Term: 15 years Additional Requirements: The offered Building and/or Property must have the following features: A. Offered space may be a single, contiguous block of space or may consist of two or more separate blocks of space provided that each block offered is capable of delivering the minimum ABOA SF for each department’s minimum space requirement summarized below, and the sum total of the ABOA SF offered does not exceed the maximum ABOA SF cited in Section 1.02 of the RLP. Departmental Minimum ABOA SF [1] Vet Services (VS): 3,750 ABOA SF [2] Information Technology (IT) 1,008 ABOA SF [3] National Appeals Division (NAD) 2,427 ABOA SF [4] Wildlife Services (WS) 2,815 ABOA SF The sum total MINIMUM ABOA SF is 10,000 SF. The sum total MAXIMUM ABOA shall not exceed the maximum ABOA SF cited in Section 1.02 of the RLP. B. A separate entry from the common corridor to the VS, NAD and WS departments must be provided, whether the space offered is one contiguous block or consists of two or more blocks of space. C. Site accessibility (ingress/egress). The proposed building must have a minimum of two (2) points of entry (ingress/egress) from public streets, of sufficient width such that navigation by an oversized pick-up with horse trailer (or similar agricultural work vehicles) and the path of travel to the wareyard are reasonably unrestricted and acceptable to the LCO. D. Wareyard: A secured wareyard must be offered on-site. The wareyard must consist of a minimum of 1,000 square feet, regularly shaped, level, readily accessible by work truck and trailer and acceptable to the LCO. E. The premises housing IT (1,008 ABOA SF) shall be located on the ground floor. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
