U.S. GOVERNMENT Solicitation 8WY2080 General Services Administration (GSA) seeks to lease the following space: State: Wyoming City: Douglas Delineated Area: Douglas, WY: North: I-25 to the intersection of W. Center St. and S. 4th St. South: From E. Richards St. To I-25 East: From the intersection of W. Center St. and S. 4th St., to the intersection of S. 4th St. and E. Richards st., then East on E Richards St. to the intersection W. Richards St. Then East on W. Richards St. To E. Richards St. and U.S. Hwy 26/I-25. West: I-25 North from E. Richards St. to W. Yellowstone Hwy Exit. Office Sq. Ft. Range (ABOA): 8,866 ABOA to 9,237 ABOA Warehouse Sq. Ft. (ABOA): 2,180 ABOA Total Sq. FT Range (ABOA): 11,046 ABOA to 11,417 ABOA Secured Wareyard: 20,000 Sq. Ft. Parking Spaces : 38 Parking Spaces (Special): 4 (14ft x 40ft pull through RV) Full Term: 20 years Firm Term: 15 years Option Term: None Additional Requirements: 1) Space must be located entirely on the ground floor. 2) Wareyard must be located immediately adjacent to the office and warehouse requirement. 3) Warehouse must have a minimum ceiling height of 14 ft. 4) 12 ft x 12 ft bay door. 5) 44 Secured parking spots (8 of which shall be large spaces, and 4 shall be large pull through spaces) shall be located within a secured wareyard with barbed wire fencing a minimum height of 6 feet. 6) Approximately 980 Sq. Ft. of the warehouse space must maintain a temperature range of 60 degrees Farenheit to 85 degrees Farenheit. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: May 17, 2019 Market Survey (Estimated): May 23, 2019 Occupancy: January 1, 2021 Expressions of interest must include the following information: • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); • Energy efficiency and renewable energy features existing within the building; • List of building services provided. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement. GSA will tour the offered building only upon receiving written authorization from the building owner.
