Solicitation for Offers No: GS-05P-LWI00503 Procurement Type: Pre-solicitation Date Posted: 3/29/2019 Statement of Requirements: The Government is seeking to lease office and related space in Madison, WI for a minimum of 2,195 to a maximum 2,414 ANSI/BOMA (ABOA). The space is broken out as follows a minimum between minimum 549 to a maximum 604 ABOA square feet must accommodate the required Storage Space the remaining square footage is administrative/office space. State: Wisconsin City: Madison Delineated Area: · North Boundary: Hoepker Rd and County Road CV · East Boundary: Hwy 39 · South Boundary: Aberg Ave · West Boundary: Sherman Ave Total Minimum Sq. Ft. (ABOA): Minimum Storage Space (ABOA): Administrative Space/Office Space (ABOA): 2,195 549 SF (Contiguous 1st Floor) 1,646 (1st Floor or any floor) Total Maximum Sq. Ft. (ABOA): Maximum Storage Space (ABOA): Administrative/Office Space (ABOA) 2,414 604 SF (Contiguous 1st Floor) 1,810 Space Type: Office, Storage, and Related Space Parking Spaces (Total): 4 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: · Subleases are not acceptable. · All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. · The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. · Roof top access is required · The Government shall have access to the space 24 hours a day, 7 days a week · The Storage Space may be located on the on the 1st floor in a contiguous space. It can be separate from the required office space. · Access to a loading dock preferred or if applicable · 24 / 7 HVAC is required. · Reserved parking for four (4) GOV's located within secured area · 9 feet Ceiling Height · Space must meet minimum Building Security requirements Expressions of Interest should include the following: 1. Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. 2. Identification of public transit routes/stops near the property offered. 3. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. 4. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 5. Date of space availability. 6. Building ownership information. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided. Projected Dates.
