U.S. GOVERNMENT Expression of Interest General Services Administration (GSA) seeks to lease the following space in one of the delineated areas listed below. Project Number: 8WA2463 State: Washington City: Wenatchee Expanded Delineated Area: City of Wenatchee (see attached Map) Space Type: Office & Warehouse Sq. Ft. (ABOA): Approximately 25,000 general office use, 5,000 warehouse (usable square feet) Parking Spaces: 192 total Parking Breakdown 75 Reserved for Government Vehicles Use Only 2 Government Vehicles Use in Secured Area 155 Employee/Visitor Parking must be no more than 1/8 mile walking distance from main building entrance. Full Term: 20 Years Firm Term: See Firm Term Alternative paragraph below Additional Requirements: For security purposes, it is preferred that Parking shall be 20 feet setback from building envelope. Floor Load should support 5 storage containers weighing up to 2,000 lb each. These containers will be located in a variety of office spaces and in the warehouse Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offerors must provide full service pricing for each alternative firm terms listed below. 10 year firm 15 year firm 20 year firm Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expression of Interest must include the following information: Building name and address and location of the available space within the building; Rentable square feet available and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); Date of space availability; Building ownership information to include evidence that the offeror owns the property or building or has written permission to represent the owner(s) related to the property or building. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy efficiency and renewable energy features existing within the building; List of building services provided; The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. Action: For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
