The General Services Administration (GSA) seeks to lease the following space: City/State: Woodbridge, Virginia Delineated Area: North: VA 234 Dumfries Road to VA 642 Hoadly Road to VA 294 Prince William County Parkway to old Bridge Road to the intersections of VA 123 Ox Road; East: The west bank of the Potomac River; South: Virginia Route 619 (Fuller Road/Joplin Road) to Independent Hill Road to VA Route 234 (Dumfries Road) to intersection of VA Route 234 (Dumfries Road) West: VA Route 234 (Dumfries Road) to VA Route 642 (Hoadly Road) to VA 294 Prince William County Parkway Minimum Sq. Ft. (ABOA): 83,333 ABOA Approximate Sq. Ft. (RSF) 83,333 RSF Space Type: Warehouse and related space Parking Spaces (Total): 12 parking spaces for Official Government Vehicles, or parking spaces in accordance with local code, whichever is greater Parking Spaces (Reserved): 12 parking spaces for Official Government Vehicles Full Term: 15 years Firm Term: 10 years Option Term: 5 years Additional Requirements: - The offered building must have the ability to accommodate ISC Level III Security Requirements. - Offered space must have a minimum clear ceiling height of 25 feet. - Minimum of four (4) loading docks with at least two (2) dock levelers. - Offered building must be able to accommodate a fenced in and secured 55,000 SF wareyard. The U.S. Government currently occupies office and related space in a building under lease in Woodbridge, VA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, and replication of tenant improvements and telecommunication infrastructure. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service, inclusive of a Tenant Improvement Allowance of $7.79/USF and a Building Specific Amortized Capital (BSAC) Allowance of $0.00/USF for the incumbent location and $25.00/USF for alternative locations, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 8. Information on project and building ownership.
