The General Services Administration (GSA) seeks to lease the following space: City: Tysons State: Virginia Delineated Area: North: Dulles Toll Road (Route 267); East: Capital Beltway (I-495); South: Chain Bridge Road (Route 123); West: International Drive, which turns into Spring Hill Road. Minimum Sq. Ft. (ABOA): 19,762 Maximum Sq. Ft. (ABOA): 20,750 Space Type: Office and related space Parking Spaces (Total): The greater of 79 or the number required by local code Parking Spaces (Reserved): 1 Full Term: 10 years Firm Term: 10 years Option Term: N/A Additional Requirements: - The offered space must be contiguous and located on one floor. - The offered building must have the ability to accommodate ISC Level II Security Requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Tysons, VA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, and replication of tenant improvements and telecommunication infrastructure. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc.
