General Services Administration (GSA) seeks to lease the following space in Tyler, Texas: State: Texas City: Tyler Delineated Area: North: W. Locust Street East: N. Spring Avenue South: W. Elm Street West: N. Bonner Avenue Minimum Sq. Ft. (ABOA): 3,410 ABOA SF Maximum Sq. Ft. (ABOA): 3,471 ABOA SF Space Type: Office and related space Parking Spaces (Total): Per City Code Parking Spaces (Surface): Per City Code Parking Spaces (Structured): Parking Spaces (Reserved): 1 Full Term: 17 years Firm Term: 15 years Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. The space shall be located on the 2nd floor or higher. The space shall be located in a professional office setting. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully serviced rent. The U.S. Government currently occupies office and related space in a building under lease in Tyler, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
