U. S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in El Paso, TX RLP No. 8TX3404 State: Texas City: El Paso Delineated Area: North: Spur 601 South: Montana Avenue East: Global Reach Drive West: Hwy 54 Office Minimum Sq. (ABOA): OFFICE: 3,940 ABOA SF WAREHOUSE: 20,200 ABOA SF Parking Spaces (Total): 30 Parking Spaces (Surface): 30 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 8 Years Option Term: N/A Additional Requirements: Offered space must be located on one contiguous floor, and must have the potential for an efficient layout. Space shall be located in a professional office/industrial setting, research, technology, or business park that is modern in design and well-maintained and in consonance with a professional image. Space should have a minimum of 2 dock doors able to accommodate commercial semi-trailers for loading and unloading and vehicle turn around area to accommodate these vehicles. Space must have 1 vehicle entrance into warehouse via overhead door that is able to accommodate small vehicle entry into warehouse. Building must have outdoor storage space large enough to store outdoor containers and shelter for outdoor parking of government vehicle, approximately 500 sf that is not included in vehicle turn around area. Access to the outdoor area must have the ability to be fenced and secured. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 OR 500 year flood plain. The U.S. Government currently occupies office and related warehouse space in a building under lease in El Paso, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: By 5:00 PM CST on August 26, 2019 (Please reference Project #8TX3404 with your submission) Market Survey (estimated): On or about September 16 – 27, 2019 Initial Offers Due (estimated): On or about October 31 – November 8, 2019 Occupancy: TBD Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building. 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability. 5. Building ownership information. 6. Authorization to Submit / Representation Letter from the building owner. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government reserved parking. 8. List of building services provided.
