GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Charleston City: South Carolina Delineated Area: Beginning at the intersection of King Street and Queen Street, head east onto Queen Street. Then turn right onto E. Bay Street. From E. Bay Street turn right onto Tradd Street. From Tradd Street turn right onto King Street. End at the intersection of King Street and Queen Street. Minimum Sq. Ft. (ABOA): 41,836 Maximum Sq. Ft. (ABOA): 41,836 Space Type: Office Parking Spaces (Total): N/A Full Term: 20 Years Firm Term: 15 Years The U.S. Government intends to award a succeeding lease using other than full and open competition for an existing lease located at 85-87 Broad Street, Charleston, SC 29401. Additional Requirements: • The space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. • ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. • Agency must be able to have 24 hours access to the space and parking area. • Offered space shall be located within walking distance to amenities. • Offered space shall not be located in the 100 or 500 year flood plain unless determined by GSA to be acceptable per an exclusion. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • Space must comply with all applicable building codes and accessibility standards as defined in the Americans With Disabilities Act (ADA), the Architectural Barriers Act Accessibility Standard (ABAAS), the Uniform Federal Accessibility Standards (UFAS). The primary entrance must be accessible for all persons with special needs, including wheel-chair access. • The space must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. • The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. as well as railroad lines transporting hazardous material. • Normal Hours of Operation: 7:30 AM - 5:30 PM M-F. • A fully serviced lease is required. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building.
