U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: San Juan Delineated Area: North - RD-199 East - RD-181 South - RD-172 bisecting Caguas to RD-181 West - RD-827 Bayamon to RD-167 Minimum Sq. Ft. (ABOA): 84,295 Maximum Sq. Ft. (ABOA): 88,510 Space Type: Warehouse and related space Parking Spaces (Surface): 100 Spaces Full Term: 15 Years Firm Term: 10 Years Option Term: One (1), Five (5) Year Option Additional Requirements: Warehouse space must be fully conditioned Space to include approximately 7,544 ABOA SF of office space Minimum of _12_ dock doors, with one drive-in door Minimum 30' ceiling height to accommodate the tenant agency's specialized racking system Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Not all minimum requirements are stated in this advertisement. The U.S. Government currently occupies warehouse and related space in a building under lease in San Juan, PR that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Subleases will not be considered.
