GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PA City: State College Delineated Area: The delineated area is as follows: Starting at the intersection of Fox Hollow Road, Porter Road and East Park Ave; North-west on Fox Hill Road to the intersection of Fox Hill Road and Bernel Road; West on Bernel Road to the intersection of Bernel Road and Buffalo Run Road; North on Buffalo Run Road to the intersection of Buffalo Run Road and Rock Road; Southeast on Rock Road to the intersection of Rock Road, Hounserville Road and Trout Road; Southeast on Houserville Road to the intersection of East College Ave and Houserville Road south- west on East College Road and Port Road; West on Porter Road to the intersection of Fox Hollow Road, Porter Road and East Park Ave. Minimum Sq. (ABOA): 12,000 Space Type: Office and Other Space Parking Spaces (Total): 6 Parking Spaces (Surface): 6 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 6 Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: • Provide ground space to locate the emergency generator for the ease of access, maintenance, and support for the WFO operations. • Site must be able to support a 24/7 operation without noise and light interference. • A radio frequency (RF) study may be performed by the Government prior to selecting the proposed location. The decision, at the discretion of the Regional Maintenance Specialist, is based on the urban vs. rural location and radio horizon obstacles & structures. • A 100% independently redundant HVAC system separate from the base building system is required for portions of the space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required except for the cost of electric. Offered space shall not be in the 100 or 500 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in State College, PA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
