GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in Oklahoma City, Oklahoma RLP No. 8OK2173 State: Oklahoma City: Oklahoma City Delineated Area: North: NW 13th St and Shartel Ave South: SW 3rd St to 235 East: I-235 West: N Francis Blvd Office Minimum Sq. (ABOA): 8,823 ABOA SF Parking Spaces (Total): 30 Parking Spaces (Surface): 0 Parking Spaces (Structured): 30 Parking Spaces (Reserved): 0 Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Offered space must be located on one contiguous floor, and located on the second floor or higher. Space must have the potential for an efficient layout. Space shall be located 1) in a professional office setting, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space will not be considered where apartment space or other living quarters are located within the building. The parking-to-square-foot ratio available on site shall at least meet current local code requirement. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 or 500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Oklahoma City, Oklahoma that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: By 5:00 PM CST on December 11, 2019 (Please reference Project #8OK2173 with your submission) Market Survey (estimated): January 2020 Initial Offers Due (estimated): February 2020 Occupancy: September 1, 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Authorization to Submit / Representation Letter from the building owner. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government reserved parking. Energy efficiency and renewable energy features existing within the building. List of building services provided.
