Solicitation for Offers No: GS-05P-LOH00416 Procurement Type: Pre-solicitation Date Posted: 4/4/2019 Statement of Requirements: The Government is seeking to lease office and related space in Cleveland, OH for a minimum of 10,880 ANSI/BOMA Office Area (ABOA) to a maximum of 11,968 ABOA square feet. State: Ohio City: Cleveland Delineated Area: · North Boundary: OH-10, from OH-252 to W-150 Street /Smith Road · East Boundary: W-150th Street/Smith Road from OH-10 to Pearl · South Boundary: W. Bagley Road/Big Creek Parkway · West Boundary: OH-252 from OH-10 to W. Bagley Road Minimum Sq. Ft. (ABOA): 10,880 contiguous Maximum Sq. Ft. (ABOA): 11,968 contiguous Space Type: Office and Related Space Parking Spaces (Total): 20 Trailer Parking Spaces: 1 Parking Spaces (Secured): 19 Parking Spaces (Reserved): 19 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: · Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. · Subleases are not acceptable. · All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. · The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. · The Government shall have access to the space 24 hours a day, 7 days a week · Offices shall be contiguous space on one floor when available. If contiguous space is not available but a building can provide the square footage requirement in one building location, a maximum of 25% of the overall square footage requirements can be located one or two floors above or below the main space offered. · Space should allow for efficient layout and office workflow. · Columns must have regular spacing of sufficient distance to support effective design. · K-9 (Canine): Canine teams will need to be housed in a building that will allow working dogs on the premises. · Reserved parking for nineteen (19) GOV's and (1) trailer located within secured area. Expressions of Interest should include the following: 1. Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. 2. Identification of public transit routes/stops near the property offered. 3. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. 4. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 5. Date of space availability. 6. Building ownership information. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided. Projected Dates.
