The US General Services Administration (GSA) is seeking expressions of interest for approximately 9,477 to 9,950 ANSI/BOMA Office Area Square Feet (ABOASF) of space. The space shall be located in a Class A or B office building and shall include 23 parking spaces for Government vehicles. The parking spaces must be secure and reserved for agency use only. The Government requires a fully-serviced lease that includes utilities for a 24/7 operation, and 24/7 access. The space must provide a secure path of travel from a sally port or parking area to the office space. The Government agents are authorized to carry weapons. Detainees will be brought into and out of the space, and could be held in the space for up to 12 hours. The Delineated Area is as follows: North: North Star Road / Perry Mills Road/Locust St (Route 9) / Route 11, East: Route 9B (Lake St) / Route 22 (Lake Shore Rd)/ Route 9 South, South: Route 442 (Bear Swamp Rd), West: Route 22 North / Military Turnpike/ Route 190 / Recore Rd / Route 24/ Route 22/ Main Street / Hemmingford Rd / North Star Road (point of beginning). The offered space must meet Government requirements for fire and life safety, and accessiblity for disabled persons per the terms of the lease. The proposed lease term is 20 years, with 15 years firm. Please reference Project No. 8NY2710. Submissions by other than the owner or manager of a property must be accomppanied by a letter from the owner granting permission to make a general offering of the space. New construction is not being considered by the Government at this time.
