General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Arden Delineated Area: North: Blue Ridge Pkwy East: Alt. 74 (Charlotte Hwy) South: Chimney Rock Rd (Hwy 64) West: Hwy 26 Minimum Sq. Ft. (ABOA): 4,800 Maximum Sq. Ft. (ABOA): 5,000 Space Type: Office, Warehouse & Wareyard Parking Spaces (Total): 7 Parking Spaces (Surface): 7 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 Firm Term: 120 The U.S. Government currently occupies office and related space in a building under a lease in Arden, NC, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Additional Requirements: All office and related space must be located on 1st floor and be in one contiguous block. The warehouse must be accessible to vehicles at ground level. Wareyard of 1,000 sq. ft. – enough space to house 5 vehicles and 2 covered boats. Boats and trailers will require sufficient space for 26 feet of total length and power access must be available in wareyard area. Need 7 surface parking spaces for Government Owned Vehicles and must be paved and striped. Public parking must be available within 1 block of the space offered for employee parking. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
