General Services Administration (GSA) seeks to lease the following space: RLP No. 8MS2113 State: MS City: Flowood Delineated Area: North: Highway 25 to Airport Rd (MS475) to East Metro Parkway South: Highway 80 to Airport Rd (MS475) to East Metro Parkway East: East Metro Parkway to Highway 80 to Airport Rd (MS475) West: Airport Rd (MS475) to Highway 80 Minimum Sq. Ft. (ABOA): 8,665 Maximum Sq. Ft. (ABOA): 8,665 Space Type: Office Parking Spaces (Total): The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 250 RSF of Space Parking Spaces (Surface): 14 Parking Spaces (Structured): 0 (GOV’s) Parking Spaces (Reserved): 0 (GOV’s) Full Term: 10 Firm Term: 5 Option Term: NA Additional Requirements : Gov’t must have 24 hour/7 days a week access to building and parking structure. It is preferable not to have GOV’T offices[H6] [NF7] located on the ground floor of any building however if the offeror has an interior space on the first floor or a windowed space that allows privacy film, GOV’T will consider the space. Spaces shall not be adjacent to outside fire escapes, ledges, or mezzanines and in some cases balconies. Office space should not be collocated in buildings or areas that handle, store, or ship Hazardous Materials (HAZMAT). GOV’T offices shall be contiguous space on one floor when available. If contiguous space is not available but an offeror can provide the square footage requirement in one building location, a maximum of 25% of the overall square footage requirements can be located one or two floors above or below the main space offered. Roof top access may be required to place vertical antennas for UHF and VHF communications, Satellite Dish for Television Service, and open air HD Antenna for Standard Television Service. Building must be able to accommodate heavy visitor access. Offered space must also meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
