REVISED - General Services Administration (GSA) seeks to lease the following space in Lafayette, LA RLP No. 8LA2274 State: Louisiana City: Lafayette Delineated Area: Space shall be located in the area within the following boundaries: City Limits of Lafayette, LA Minimum Sq. Ft. (ABOA): 4,437 Maximum Sq. Ft. (ABOA): 4,437 Space Type: Office Parking Spaces (Total): 3 reserved Parking Spaces (Surface): Per local code Parking Spaces (Structured): 0 Parking Spaces (Reserved): 3 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: The total 4,437 ABOA sf will be divided into two suites 2,787 ABOA sf and 1,650 ABOA sf. Contiguous space is preferred but not required. 2nd floor space or higher is preferred but not required. Space must have the potential for an efficient layout. Public transportation must be available, at regularly scheduled times during the entire workday within a one-half mile radius of the building. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. The Government shall have the right to install a “stick” antenna on the building. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Lafayette, LA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
