(ABOA): 24,312 Space Type: Office Parking Spaces (Total): 8 Parking Spaces (Surface): 0 Parking Spaces (Structured): 8 Parking Spaces (Reserved): 0 Full Term: 180 Months Firm Term: 120 Months Option Term: NA Additional Requirements Location: • Proximity to mass transit must be a walkable ¼ mile from building entrance. • Proximity to Courthouse must be a walkable ¼ mile from building entrance. • A variety of inexpensive and moderately priced fast food and/or eat-in restaurants shall be located within ¼ mile from the building entrance. Other employee services, such as retail shops, cleaners, banks, etc., shall also be located within this area. Building/Space Layout: • Offered space must be on no more than two (2) floors and cannot be separated by more than three (3) floors within a building. • The design of the space offered shall be conducive to efficient layout and good utilization. • The building shall project a professional and aesthetically pleasing appearance inside and outside, with an attractive frontage and entrance. • Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. • Agency cannot be located within same building as Offices of the United States Attorneys or Probation and Pretrial Services Offices. • Hours of Operation: 8:00 AM to 6:00 PM Monday – Friday; accessible 24/7. • Parking spaces for Government Owned Vehicles (GOV’s) are required and should be accessible 24 hours a day, seven days a week. • Floor load capacity should be capable of holding a high-density mobile file system fully loaded at 300 linear feet of file shelves. • A fully serviced lease is required. Expressions of Interest Due: June 8, 2020 Market Survey (Estimated): July 2020 Occupancy (Estimated): March 2022 Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (10) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (11) Any information related to title issues, easements, or restrictions on the use of the building.
