GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Lakes Delineated Area: North: NW 154th Street East: Hwy 826 South: Hwy 75 West: NW 87th Avenue Minimum Sq. Ft. (ABOA): 17,734 Maximum Sq. Ft. (ABOA): 17,734 Space Type: Office Parking Spaces (Total): 57 Parking Spaces (Secured/Reserved): 57 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • Offered space must be contiguous. • The Space shall be located in a modern quality Building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. • The design of the space offered shall be conducive to efficient layout and good utilization. • The building shall project a professional and aesthetically pleasing appearance inside and outside, with an attractive frontage and entrance. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. • A fully serviced lease is required. • The space shall be accessible 24 hours a day, seven days a week, and include use of elevators, restrooms, lights, and normal office equipment. • Space shall not be located on the ground or top floor of the building. • Parking spaces for Government Owned Vehicles (GOV's) are required and should be accessible 24 hours a day, seven days a week. • Offered space must be within close proximity to state and local law enforcement and U.S. States Attorney's Office. • Offered space must be within quick access to major highways. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. Properties fronting any of the following roads are considered to be within the delineated area. The Delineated Area is as follows: North: NW 154th Street East: Hwy 826 South: Hwy 75 West: NW 87th Avenue A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of Owner; (2) Address or locational description of the building; (3) Age of building; (4) Total existing gross square feet; and gross square feet per floor; (5) Site plan depicting the building and parking; (6) Floor plan and gross square footage of the proposed space; (7) Identification of on-site parking; (8) A map demonstrating the building is within the delineated area; (9) FEMA map evidencing that the building lies outside the 100-year floodplain; (10) Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (11) Any information related to title issues, easements and restrictions on the use of the building; (12) A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
