Ft. (ABOA): 16,793 Space Type: Office Parking Spaces (Total): 49 Parking Spaces (Surface): 0 Parking Spaces (Reserved): The Government requires forty-nine (49) parking spaces, reserved for the exclusive use of the Government. Six (6) of the spaces must be structured/inside covered parking, caged/secured and be large enough to accommodate five (5) "Suburban" type vehicles, and one (1) "limousine" type vehicle. Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Location: • It is preferred that the proposed building not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers or schools. Building/Space Layout: • Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. • Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. • The Government requires offered space to be contiguous on one (1) floor. • A fully serviced lease is required. • Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. • The building must be able to comply with the Architectural Barriers Act Accessibility Standards (ABAAS) and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. • Offered space cannot be located on the ground floor. • Offered building cannot have any residential tenants. • This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons, and people may be temporarily held and/or questioned. • Building must possess a discrete ingress and egress. • Offered space must be able to accommodate a floor load that could potentially include gym equipment, safes, and vaults. • Normal Hours of Operation: 7:00 AM - 6:00 PM M-F; offered space must be accessible 24/7. • Offered building must allow roof top rights for antennas. • Offered space shall not be in the 100-year flood plain. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building. (13) List any tenants within the offered building that are local, state, or federal agencies or groups that have ties to criminal elements. Griffin Road westbound to Flamingo Road (AKA: State Road 823). Flamingo Road southbound and becomes Red Road. Red Road to the Gratigny Expressway (AKA: State Road 924). Gratigny Expressway westbound to State Road 826 (AKA: Palmetto Expressway). Southbound Palmetto Expressway to State Road 836 (AKA: Dolphin Expressway).
