GSA Public Buildings Service U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Florida City: Tampa Delineated Area: See narrative and map below Minimum Sq. Ft. (ABOA): 6,929 Maximum Sq. Ft. (ABOA): 6,929 Space Type: Office Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Secured): 10 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space must be located on no more than one (1) contiguous floor; and all space must be contiguous. First or ground floor space is preferred. If Offered space is located on the 2nd floor or higher the Building must be equipped with a freight elevator. Column spacing must be no less than 22 feet to allow for a functional and economical layout. A standard laboratory module is 11 feet by 11 feet. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. Properties fronting any of the following roads are considered to be within the delineated area. Beginning at the intersection of Veterans Expressway (RT 589) and Linebaugh Avenue, head east on Linebaugh Avenue. Turn right at the intersection of Linebaugh Avenue and Dale Mabory Highway (RT 597). Take the first exit on the left to W Busch Boulevard (RT 580). Continue east on Busch Boulevard (RT 580), then turn right onto N Armenia Avenue. Head south on N Armenia Avenue, then turn right onto W Hillsborough Avenue (RT 92). Continue west on Hillsborough Avenue, then turn right onto Veterans Expressway (RT 589). Head north on Veterans Expressway (RT 589), and end at the intersection of Veterans Expressway (RT 589) and Linebaugh Avenue. A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of Owner; (2) Address or locational description of the building; (3) Age of building; (4) Total existing gross square feet; and gross square feet per floor; (5) Site plan depicting the building and parking; (6) Floor plan and gross square footage of the proposed space; (7) Identification of on-site parking; (8) A map demonstrating the building is within the delineated area; (9) FEMA map evidencing that the building lies outside the 100-year floodplain; (10) Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (11) Any information related to title issues, easements and restrictions on the use of the building; (12) A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
