U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Connecticut City: Bridgeport Delineated Area: Within four city blocks of the US Federal Courthouse (915 Lafayette Blvd, Bridgeport, CT 06604) Minimum Sq. Ft. (ABOA): 11,747 Maximum Sq. Ft. (ABOA): 12,334 Space Type: Office Parking Spaces (Total): Per Local Code Parking Spaces (Reserved and Secured): 41 structured spaces Full Term: 15 years Firm Term: 10 years Additional Requirements: Offered Space must have ground/first floor egress. Offered space must be contiguous and be accommodated on one (1) floor. Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. Subleases are not acceptable. In order to be acceptable for award, the offered Space must provide for an efficient layout as determined by the LCO. To demonstrate potential for efficient layout, GSA will request the Offeror to provide a test fit layout at the Offeror’s expense. Due to minor alterations needed in the current leased space, a reduced Tenant Improvement Allowance for the incumbent will be $10.00 per ABOA SF. All other offers will be required to provide $64.26 per ABOA SF for Tenant Improvements. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than September 22, 2020 by 5:00 PM Eastern Time, and should include the following information at a minimum: • Building name and address? • Location of space in the building and date of availability? • Rentable Square Feet (RSF) offered and full service rental rate per RSF? • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? • Floor plans (as-built) identifying offered space? • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
