Delineated Area: The delineated area is defined as space located within the city limits of the following California municipalities: Concord, Dublin, Pleasant Hill, Pleasanton, San Ramon and Walnut Creek. Minimum Sq. Ft. (ABOA): 58,805 Maximum Sq. Ft. (ABOA): 62,347 Space Type: Specialized Office –Immigration Hearing rooms with supporting administrative space Parking Spaces (Total): As required by code, including reserved spaces Parking Spaces (Reserved): 23 Full Term: 20 years Firm Term: 20 years Option Term: N/A Additional Requirements: Minimum floorplate size: Each building floorplate must yield at least 15,000 ABOA-SF. A test-fit may be required as part of the RLP response; Columns must be 25’ on center, with column furring not exceeding 12” on any side. This does not apply to columns at the exterior walls, or to the distance between an interior support column and the building core or exterior. Column spacing must be acceptable to the Government; Offered space must be contiguous (both horizontally and vertically); Expressions Of Interest (EOI’s) shall include information about the building (marketing flyer) and PDF floorplans; If possible, EOI should also include CAD drawings (AutoCAD versions 2016 or earlier) for the building and available space.
