General Services Administration (GSA) seeks to lease the following space: State: CA City: Fresno Delineated Area: North: Sequoia-Kings Highway (CA 180) East: Yosemite Freeway (CA-41) South: Yosemite Freeway (CA-41) West: Goldenstate Highway (CA-99) Minimum Sq. Ft. (ABOA): 38,382 Maximum Sq. Ft. (ABOA): 39,570 Space Type: Office Parking Spaces (Total): 2, plus code required spaces Parking Spaces (Surface): 0 Parking Spaces (Structured): 2 Parking Spaces (Reserved): 2 Full Term: 20 years Firm Term: 15 years Option Term: One 5-year option to renew Additional Requirements: •· Space must be located within contiguous space on no more than two floors in a modern office building. •· One function of the subject agency, the Small Business Administration, is operation of a Loan Center, which manages SBA's single largest portfolio of loans in the United States. The heavy weight and size of the loan portfolio filing area restricts the Loan Center to a ground floor location. •· If any of the offered space is above the ground floor, the building must have at least one accessible elevator, which may serve as a freight elevator. •· Ceiling height must be a minimum of 9 feet. •· Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Offered space must meet Government requirements for fire safety, accessibility [Architectural Barriers Act Accessibility Standards (ABAAS)], RP-8 seismic and sustainability standards per the terms of the Lease.
