U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Alabama City: Huntsville Delineated Area: North: Old Madison Pike NW East: Research Park Blvd. South I-565 West: Jan Davis Road Minimum Sq. Ft. (ABOA): 56,250 Maximum Sq. Ft. (ABOA): 56,250 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): 1 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: 0 Additional Requirements: Use: For classroom and training; as well as associated office space. Space composition: 12 classrooms Office space Physical Requirements: Space cannot be located on more than 2 contiguous floors. Additional Space Requirement: Combination Passenger/Freight elevator must be 2 story or higher. Parking Requirement: Five (5) structured parking spaces are required for Government vehicles; parking spaces must be fenced with a gate control. Furthermore In addition to the 5 onsite GOV parking spaces, on-site parking shall be available at a ratio of one (1) space for every 125 RSF of Space and should be located within 1/8 walkable mile. Agency’s space and the building systems that service it must be accessible 24 hours/7 days a week. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles, as determined by the Government. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles as determined by the Government. Amenities must be existing or will exist by the Government’s required occupancy date. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. Consideration of “non-productive agency downtime” in a CBA should be rare. The U.S. Government currently occupies office and related space in a building under a lease in Huntsville, AL, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
