The General Services Administration (GSA) seeks to lease the following space: City/State: Northern Virginia Delineated Area: Northern Virginia Minimum Sq. Ft. (ABOA): 82,000 ABOA Approximate Sq. Ft. (RSF): 89,317 RSF Space Type: Warehouse and related space Parking Spaces (Total): 159-215 total spaces required Parking Spaces (Reserved): 15 reserved spaces for Official Government Vehicles, to be included in the rental consideration Full Term: 15 years Firm Term: 15 years Option Term: N/A Additional Requirements: The offered building must have the ability to accommodate ISC Level III Security Requirements. Offered space must have a minimum clear ceiling height of 27’6” in warehouse areas. Offered space must have a minimum of one (1) vehicular repair garage with three (3) bays & overhead doors and a separate loading dock with two (2) ground level docks and (1) recessed dock with self-leveler. This Government tenant must be the sole tenant in the offered building. It is anticipated the incumbent Lessor may compete for this procurement. The Government will consider costs associated with moving when evaluating all offers, including, cost of relocation or replication of furniture, telecommunications and security infrastructure, replications costs, and other move-related costs, if applicable. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: Building name, address, and age; Location of space in the building and date of availability; Rentable square feet (RSF) offered and rate per RSF; ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service, inclusive of a Tenant Improvement Allowance of $20.64/USF and a Building Specific Amortized Capital (BSAC) Allowance of $25.00/USF, meeting GSA’s standard building shell requirements; Name, address, telephone number, and email address of authorized contact; Scaled floor plans (as-built) identifying offered space; Information on project and building ownership. Note: Active registration in SAM is required at the time of initial offer submission. Entities not currently registered in SAM are advised to start the registration process as soon as possible, in order to meet RLP offer deadline.
