U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in San Antonio, TX RLP No. 7TX3238 State: Texas City: San Antonio Delineated Area: Southern Boundary: From the intersection of Hwy 90 and Hwy 35 proceed east on Hwy 90 until it intersects with HWY 281. Eastern Boundary: From the intersection of Hwy 90/10 and Hwy 281, proceed north on Hwy 281 until it intersects with Hwy 35. Proceed north on Hwy 35 until it intersects with Wurzbach Pkwy. Northern Boundary: From the intersection of Hwy 35 and Wurzbach Pkwy, proceed west on Wurzbach Pkwy until it intersects with Hwy 281. Western Boundary: From the intersection Hwy 281 and Wurzbach Pkwy proceed south on Hwy 281 until it intersects with San Pedro Ave and continues south on San Pedro Ave until it intersects with Hwy 35. Space shall be contiguous without being split by a public corridor or firewalls. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator.) Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability. 5. Building ownership information. 6. Authorization to Submit / Representation Letter from the building owner. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government reserved parking. 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided.
