General Services Administration (GSA) seeks to lease the following space in Paris, Texas RLP No. 7TX3226 State: Texas City: Paris Delineated Area: Highway 82/Highway 271, then SW Loop 286, then SE Loop 286 Office Minimum Sq. Interior columns must be a minimum of 20’ apart. Space must not exceed a W/L ratio of 2:3. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall be located on the ground floor, shall be contiguous and on one level without being split by a public corridor or firewalls. If ground floor space is not available, contiguous upper floor space may be an acceptable alternative if approved by the GSA LCO. Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator.) Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Paris, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Authorization to Submit / Representation Letter from the building owner. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government reserved parking. Energy efficiency and renewable energy features existing within the building. List of building services provided.
