(ABOA): 30,575 ABOA SF Space Type: Office Parking Spaces (Total): Comply with Local Code Parking Spaces (Reserved and Secured): 27 structured spaces for GOVs Full Term: 20 years Firm Term: 5 years Additional Requirements: •· Subleases are not acceptable. •· Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. •· Inefficient layout may include, but not limited to, one or more of the following building features and will be determined on a case by case basis: •o Narrow column spacing; •o Atriums, light wells, or other areas interrupting contiguous spaces; •o Extremely long, narrow runs of space; •o Irregular space configurations; or Other unusual building features •· Space must be easily accessible by the public. •· Mass transit must be within .25 miles of office •· 250 employee parking spaces within 1 block of office location Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Guaynabo, Puerto Rico that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. Use this language when only considering existing buildings. Note that, in the event an offer submits a site for construction and it is determined to be a strong option for the Government, if this language is included in the original ad a second ad must be posted in order to accept the site for consideration. Only use this language in the anticipation of remaining in place, or when time is of the essence such that would prevent the time frames required by new construction options. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than April 18, 2019 by 5:00 PM Eastern Time, and should include the following information at a minimum: • Building name and address? • Location of space in the building and date of availability? • Rentable Square Feet (RSF) offered and full service rental rate per RSF? • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? • Scaled floor plans (as-built) identifying offered space? • Ceiling height details throughout offered space; • Evidence of ability to meet the required occupancy date range of 1/27/22 - 2/18/22 • Name, address, telephone number, and email address of authorized contact; • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date.
